Cinnabon Franchise FDD, Costs & Fees (2025)

Cinnabon is a bakery franchise known for its cinnamon rolls.

Cinnabon is a renowned international franchise celebrated for its delectable cinnamon rolls and a variety of other cinnamon-infused delicacies. The brand's story began with the ambition of a father-son team to craft the ultimate cinnamon roll.

This aspiration culminated in the launch of the first Cinnabon Bakery on December 4, 1985, at the SeaTac Mall in Seattle, Washington. Their unwavering commitment to excellence and flavor led to the creation of the iconic Cinnabon cinnamon roll, which quickly garnered a loyal following.

Based in Sandy Springs, Georgia, Cinnabon has experienced remarkable growth since its founding. The franchise now boasts a presence in over 50 countries, making it a familiar fixture in shopping centers, airports, and other bustling locations.

Cinnabon sets itself apart with its exclusive Makara® Cinnamon from Indonesia, freshly prepared dough, and distinctive cream cheese frosting, offering a unique and indulgent treat that stands out in the market.

Training

Cinnabon offers a thorough training program designed to equip franchisees with the essential skills and knowledge for running their franchises successfully. Here's an overview of their training process:

Before launching the franchised business, all required trainees must complete Cinnabon's Management Training Program. This program is crucial for those involved in the daily operations of the franchise.

The Management Training Program is available both online and in person at Cinnabon's corporate headquarters or other authorized locations, which may include sites operated by other franchisees.

For franchisees and their affiliates managing two or more franchised businesses, Cinnabon may permit or require the franchisee to deliver the Management Training Program to their own trainees.

Territory Protection

Cinnabon does not grant any protected or exclusive rights under this Agreement. You may encounter competition from other franchisees, company-owned outlets, or other distribution channels or competitive brands controlled by Cinnabon.

You must operate the Franchised Business at a location approved by Cinnabon. For Concession Shops, you are required to submit all prospective locations for Cinnabon's prior written approval.

Generally, Cinnabon will not authorize the operation of a Concession Shop within a two-mile radius of a permanent Full Shop location.
