Pro One Janitorial

Pro One Janitorial Franchise FDD, Costs & Fees (2025)

Pro One Janitorial offers commercial cleaning services, providing businesses with professional and comprehensive janitorial solutions.

Pro One Janitorial is a commercial cleaning franchise that was founded in 1989 in Green Bay, Wisconsin. The company has since grown its footprint nationwide and maintains its headquarters in the same city.

In 1995, Pro One began franchising its business model, offering aspiring entrepreneurs a chance to own a janitorial business backed by a well-established system.

Pro One Janitorial offers a wide range of services, including office cleaning, healthcare facility sanitation, floor and carpet care, window washing, and industrial site maintenance.

What makes the brand stand out is its franchise-first approach—placing the success of franchisees at the core of its operations. This philosophy, combined with guaranteed startup clients and ongoing business coaching, helps set Pro One apart in a competitive industry.

Training

Pro One Janitorial provides franchisees with several structured training programs to ensure operational readiness and compliance with system standards. Here are the core training programs outlined:

  1. Initial Training Program
Pro One Janitorial offers an Initial Training program to one owner of the franchised business within 60 days of signing the Franchise Agreement. This program, which may also accommodate managers or additional owners if space permits, involves classroom instruction, demonstrations, video presentations, and hands-on learning.
  2. Specialized Training
The franchisor may require franchisees to participate in specialized training programs to meet OSHA, government, or customer-specific requirements. These sessions are offered at the franchisee's expense and may also include updates through newsletters, emails, and personal consultations. Project Services training, for instance, must be certified by the franchisor.
  3. Annual Conference and Continuing Education
A non-mandatory annual conference is held for all franchisees to discuss system and industry developments. Franchisees are encouraged to attend refresher courses, seminars, and training updates, although attendance is not compulsory.

Territory Protection

Pro One Janitorial does not provide exclusive territory protection to its franchisees. Franchisees are granted a “Designated Area,” typically the county in which their business is located, but this area is explicitly non-exclusive.

Other franchisees, company-owned outlets, or in-house operations may be established within the same area, even operating under the same brand and directly competing with existing franchisees.

Moreover, there are no restrictions preventing other franchisees from soliciting or servicing customers within another franchisee's Designated Area. Franchisees are also not guaranteed any rights of first refusal or options to acquire additional franchises.
