iTrip has become a major player in the short-term rental management space since it was launched in 2008. Created by Steve Presley, Todd Morrison, and Tom Bissmeyer—three property owners who saw a need for better management solutions—the company is based in the United States.
In July 2015, iTrip expanded its reach by offering franchise opportunities, allowing entrepreneurs to manage vacation rentals under the iTrip brand. This move opened the door for professionals eager to run their own businesses in the growing vacation rental market.
iTrip focuses on managing short-term rentals like condos and single-family homes, and franchisees don’t need to own the properties they manage. This lean business model makes it possible to work from home with minimal overhead.
What sets iTrip apart is its proprietary technology and streamlined automation tools, which simplify tasks like managing listings, handling reservations, and communicating with guests.

The iTrip franchise provides a comprehensive training program to support its franchisees. Here’s a clear breakdown of the training offered by the franchisor:
Initial Training Program This program covers two main components: • Business Development and Operations Training Module — Includes two general sessions focusing on business development, local agreements, unique value propositions, and local market research. • Software Module — Provides training on the Proprietary Software and Web Hosting Program, held at the Tennessee training facility or through virtual methods. One owner or operating owner and one designated manager must attend, and they must complete all modules successfully.
Preliminary Training Call Before starting the in-person or virtual training, franchisees must join a preparatory call (by phone or Zoom) to discuss preliminary steps and requirements.
Additional Trainee Option If more than two individuals need training, the franchisor can accommodate them, depending on trainer availability, at corporate headquarters or virtually.
Territory Protection
The iTrip franchise provides its franchisees with a Designated Territory that is exclusive during the term of the Franchise Agreement. This means that iTrip will not open or license another franchise or company-owned operation within that territory, ensuring the franchisee has protected rights to offer services in their area.
The boundaries of the Designated Territory are defined based on various market data and are usually outlined using GPS coordinates. However, the size and classification of the territory—such as Boutique or Primary Market—depend on local factors like the number of short-term rental listings.
While the exclusivity applies within the territory, iTrip and its affiliates reserve the right to operate or authorize businesses outside of it, including in nearby areas. Additionally, franchisees are generally restricted from soliciting or contracting clients outside their Designated Territory unless specific conditions and consents are met.
