Lennys Grill & Subs Franchise FDD, Costs & Fees (2025)

Lennys Grill & Subs is a fast-casual franchise offering grilled sandwiches, subs, salads, and soups, serving lunch and dinner crowds, and known for freshly prepared items, quality ingredients, and strong local presence.

Lennys Grill & Subs is a fast-casual sandwich franchise known for handcrafted deli subs, grilled sandwiches, and authentic Philly cheesesteaks. The brand was founded in 1998 in Bartlett, Tennessee. It is headquartered at 8295 Tournament Drive, Suite 200, Memphis, Tennessee, and operates under the ownership of Lennys Holdings, LLC.

The company began franchising in 2001, marking the start of its expansion beyond the original location. Lennys offers both single-unit and multi-unit franchise opportunities, allowing entrepreneurs to bring its neighborhood-style sub shop to communities across the southeastern and south-central United States.

What sets Lennys apart in the competitive sandwich market is its commitment to freshly baked bread made daily, premium meats sliced to order, and a guest-first culture that defines it as “Your Favorite Neighborhood Sub Shop.”

Training

Lennys Grill & Subs provides a thorough multi-phase training program to ensure franchisees and their managers are fully prepared to run their restaurant operations. This training is mandatory and must be completed before the restaurant opens.

  1. Initial Training Program
Lennys offers a four-week initial training program at locations designated by the franchisor. The program is available for up to two individuals and includes classroom instruction and on-the-job training. It covers essential areas such as operations, marketing, personnel management, cost control, and purchasing.
  2. On-Site Opening Assistance
Around the time of the restaurant opening, Lennys may provide on-site support for approximately five to ten days. This post-training assistance helps ensure that franchisees correctly implement learned procedures and open their restaurant successfully.
  3. Continuing Operations Training
Franchisees and their Certified Managers or Managing Directors are required to attend ongoing training programs such as annual franchise summits. These events occur no more than twice per year and span up to four days each, focusing on operational updates and new initiatives.
  4. Replacement Manager Training
If a new Certified Manager or Managing Director is appointed after the initial opening, Lennys will provide the necessary training for them at a cost of $250 per week. The franchisee bears all associated expenses, including salaries and travel costs.

Territory Protection

Lennys Grill & Subs provides its franchisees with limited territory protection through a "Protected Radius." This Protected Radius typically ensures that no other Lennys restaurant—whether operated by the franchisor, another franchisee, or an affiliate—will be located within one mile of the approved restaurant location.

However, this protection does not include exclusive rights for catering, delivery services, or sub-franchising within the Protected Radius.

Even within the Protected Radius, Lennys retains significant rights. It may approve restaurants in special venues like airports, stadiums, or shopping malls, even if they fall within another franchisee’s territory.
