Sperry Commercial Global Affiliates is a real estate franchise offering commercial real estate services, including brokerage, property management, and investment consulting.

SPERRY, formerly known as Sperry Commercial Global Affiliates, is a leading force in the commercial real estate industry, offering expertise in investment sales, leasing, business brokerage, property management, and investment advisory services.

Established in 2014 by CEO Rand Sperry, the company is based in Irvine, California. SPERRY launched its franchising program in 2016, providing a value-driven model that helps affiliates build a national footprint and collaborate within a powerful network to rival major industry players.

What sets SPERRY apart is its accessible, cooperative, and value-focused franchise system. This distinctive approach equips the company to handle the wide-ranging and often intricate demands of its clients, giving it a competitive edge in the market.

Training

Sperry Commercial Global Affiliates provides a structured training program for its franchisees, ensuring they are prepared to operate successfully. Here’s a numbered summary of the training programs offered:

  1. Initial Orientation
Franchisee Office Managers and at least one Principal Equity Owner must attend the initial orientation, which covers the Sperry system and how to operate the franchised business. Attendance at the next available session is mandatory unless delayed for valid reasons.
  2. Post-Opening Training and Support
After the business opens, Sperry offers ongoing telephone and email support, as well as in-person consultation at the national headquarters. This includes guidance on all operational aspects of the business.
  3. Additional Optional Training
Optional programs such as staff training, coaching, business mentoring, seminars, and conferences may be offered at various locations, with a fee of up to $750 per day.

Territory Protection

Sperry Commercial Global Affiliates does not grant its franchisees an exclusive territory but does provide a protected Primary Area of Responsibility. This area is typically defined by a specific ZIP Code, and as long as the franchisee meets their obligations under the agreement, Sperry will not award another franchise within that zone.

However, franchisees may still face competition from other franchisees, company-owned outlets, or other distribution channels. The Primary Area of Responsibility is not contingent on achieving minimum sales, revenue levels, or market penetration, and its boundaries remain unless both parties agree to changes.

Sperry also reserves the right to operate other brands, launch new concepts, and offer ancillary services even near franchisee locations. While this structure offers some local protection, franchisees must be prepared for potential overlap in broader competitive areas.
